Question: Do you allow pets?
Answer: At this time, our HOA does not permit pets for renters.

Question: Is smoking permitted?
Answer: Our condo is 100% non smoking. If you want to smoke, you must go to the public street. (Please dispose of any cigarette butts properly and safely.)

Question: What is the minimum booking requirement?
Answer: You must book for at lease a seven night minimum.

Question: What forms of payment do you accept?
Answer: We accept all major credit cards and Paypal.

Question: What is the required deposit to reserve?
Answer: We require a 50% deposit to book a reservation and the balance must be paid within 7 days of check in date.

Question: How many condos do you have for rent?
Answer: We have one amazing beach front condo in Holmes Beach, FL. (Sarasota Area)

Question: Is this managed by a management company?
Answer: No, the owners manage the property.

Question: Is it better to book through Airbnb ?
Answer: This is your choice. However, we highly recommend renting directly through us to avoid the fees that both we, and you will have to pay to book through them.

Question: How can I confirm / reserve my dates?
Answer: Contact us through our website. We will reply quickly and send you a quote for your dates. After accepting your quote, you will receive an invoice to pay. A reservation confirmation email will also be sent to you.

Question: What is your cancellation Policy?
Answer: You may cancel your reservation up to 60 days in advance for a 100% refund. You may cancel your reservation up to 30 days in advance for a 50% refund. The reservation is non refundable if cancelled within 30 days of check in. We recommend travel insurance by http://www.insuremytrip.com/ where you can create your own travel policy based on your specific needs.

Policies
Holmes Beach Latitude Attitude Rules and Rental Agreement
• To finalize and confirm your reservation for Holmes Beach Latitude Attitude, a rental application must be completed and sent to our email. There is no way around this as it is required by our HOA.
• Upon completion of booking on our website, we will email you the application. It is two pages.
• You agree to complete and return the application within 24 hours of reserving the condominium. The application is a formality and asks questions like your vehicle type and number of guests and that you agree to the rules stated below. RENTER RULES AND REGULATIONS:
• Quiet Hours: 10 pm to 9 am
• Guest parking rules: 1) Vehicle must have provided PERMIT in windshield indicating what unit they are visiting or will be towed. 2) Lost permits will have a replacement fee. 3)This permit will be emailed to you or mailed to you before your arrival.
• Capacity: six persons max allowable persons in the condo.
• Number of cars per unit: two cars max.
• No Minors to rent unit without an adult (must be present): Minimum age of renter is 25 years old.
• No Pets for renters
• No parties
• No Excessive noise
• No grills on condominium lanai (screened in porch area).
• Pool access door must always be closed (In carport area).
• No smoking anywhere on Condo communal area premises or inside the condominium. No smoking on the premises at all. If you want to smoke, you must go to the public street.
• Any damage to the property caused by renters will be renter responsibility and recoverable.

PEST CONTROL ACCESS: If Pest Control company needs access for quarterly maintenance, renter is required to allow access to the unit. You will be notified in advance of entry accordingly.

• Maintenance in Unit: Any maintenance issues that require immediate attention in the rental unit, MUST be reported to owner immediately and access to unit granted to remedy.

• Must climb stairs – “There is 2 flights of stairs as its a 3-story townhouse.”

• As your host, we aim to make your stay as comfortable as it can be! Our mission is to help our guests create beautiful memories in our home. • General Requirements - All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Host during their stay - By booking this reservation you agree to address any complaints to the host directly and giving sufficient opportunity to rectify the situation.

• Check-in/Check-out - Check in is 3 pm. Check out is 10 am. Unauthorized late checkout will incur the cost of an additional night at the rate on the day of checkout.

• Check in Details: A code to the front door and additional details will be provided to you approximately 24-48 hours before check in. Please watch for your email details! Refrigerator can take 24 hours to get to the proper temperature after you have stocked it. Please DO NOT adjust the thermostat settings on the refrigerator. This can cause damage to the refrigerator.

• Do not put trash or sanitary feminine products into the toilets. Please dispose of these in proper trash receptacles.

• Initial complimentary toiletries, dish soap, trash bags, etc., have been provided for your convenience. Any refills are the responsibility of the renter. • Please ensure all windows and doors are closed/locked to maintain security, prevent rain, and water damage.

• Thermostat: Please do not permit the temperature in the unit to exceed 75 degrees. We recommend setting the thermostat to 70 degrees, auto fan, and cool setting. Florida has an elevated level of humidity. Not maintaining proper inside temperature will lead to excessive humidity which can cause damage to the interior of the unit, due to condensation. If you have any questions about how to operate the thermostat, please ask us!

• Patio doors: Living room and large bedroom areas. Please do not leave these doors open for ANY period of time. Close doors promptly when not in use. Failure to do so may cause damage to the interior of the unit. Turn off patio fan and light when not in use.

• Patio off large bedroom: You may use the blue chairs and table located in the large bedroom in this area for this patio space. Please put the chairs back inside when not in use to prevent damage to patio door in case of wind.

• This condominium has three patio areas. Please enjoy and remove all trash from areas when done using.

• Beach chairs, umbrellas and toys are provided for your use. Please clean and return these items to the storage closets after use. Lock the doors with the provided pad lock. An inventory has been taken before your arrival and will be taken again after your visit.

• There is a spray hose directly outside the condominium for your use in cleaning off beach toys, chairs, shoes, and your feet before entering the condominium!

• Please leave the home as clean as when you found it!

• Housekeeping - Our cleaners have meticulously cleaned the condominium and refreshed linens and towels. After each cleaning they provide a damage report and time stamped photos. In the unfortunate event that there is an oversight related to cleanliness, please contact us within 24 hours of check in so we can make it right. After the initial cleaning, you are responsible keeping the place clean and leaving it as you found it. Any linens stained will incur extra costs.

• There shall not be smoking inside the home, nor in the balconies or in communal areas. Extra cleaning fees starting at $250 or more to remove odor and stains may be applied.

• Upon checkout – if cleaning is required beyond a normal cleaning, then an additional cleaning fee of $165 will be assessed. Noise and the neighborhood - Guests are fully responsible for the safety and security of all persons in their party at all times, as well as any disturbance caused to other residents in the Neighborhood - Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours and upon arrival and departure - Excessive noise inside the home, and community (music, shouting, yelling) is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rental paid and extra charges will incur.

• If guests are suspected of carrying and/or using illegal drugs of any kind, or if guest are suspected of doing any illegal activities, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. City and Community Quiet hours are observed from 10pm-9am.

This property uses external camera technology to ensure the comfort of the guest and neighbors. Tampering with the devices are prohibited and will result in damage fees to repair or replace equipment as necessary. Noise violations will result in a fee of $750 plus any the cost of any local violation and court fees.

Noise ordinance: 10 PM-9AM. Parties, events and gatherings of any kind are strictly prohibited at the Rental unless Host has approved; and If Guests are found to have had a party, event or gathering without host permission, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and a minimum fee of $400 will incur.

Guests are allowed a maximum of 2 Visitors at any time during their stay with the approval of the host. Communicate with your Host who they are, why they are there and how long they will be at the property. Unregistered guest and unapproved visitors will be asked to vacate the property immediately.

Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that Visitors are complicit with these House Rules. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee. If it is found that an unregistered guest has been staying overnight all guests will be asked to vacate the property immediately and a fee of $250 per additional guest will be incurred.

• There is a private one car carport attached to the property for use. It can accommodate two cars as it is a deep carport for your convenience. There is free parking on the side of the road. -Do not block off any carport door by parking in front of it, at any time – even ours. Towing enforced. • Trash may be left inside the dumpster at the property. Tie all bags! - If garbage is disposed of in an improper manner a fee of $250 will be incurred plus the cost of any local violations and court fees. Any time Guests leave the Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security, prevent rain, and water damage. - Security cameras are placed to monitor all entrances. - Tampering with cameras is prohibited and will lead us to canceling the reservation. All Damages and Breakages must be reported to the Host as soon as reasonably practical.

Checkout instructions: 1) Prior to Guests checking out, please make sure to check that all personal belongings are gathered and collected. Upon Guest departure, the Host will not be responsible for items left behind. 2) Remove linens from beds and place onto bedroom floors. The cleaner will gather after you have checked out. 3) Put all dishes in the dishwasher and start the cycle with dishwasher liquid/tab ONLY. 4) Remove all trash from the unit and place in dumpster receptacle. 5) Empty Ice Bin and turn off ice maker by placing the metal bar in the up position. 6) Send a text to confirm your checkout to number specified by host after confirmation of booking. We appreciate your prompt check out to permit our cleaners to make the condo ready for the next guest.

Accommodations - While care is taken to ensure that the description of facilities and services is accurate, these are continually being changed, upgraded, and on occasion taken out of service. If any feature/facility is essential for the guest in choosing a particular property, it is advisable that the guest checks this with the us at time of booking. We cannot be held liable for omissions or errors, whether temporary or permanent, regarding a property’s facilities and services. Please be mindful of our cancellation policy, it is recommended that you purchase travel insurance for unforeseen events.
